Commercial site work

Site packages for builders, developers and property owners. We take a site from cleared ground to finished subgrade so the next trade can start on time.

What a site package includes

Every commercial job is different, but the scope usually comes from the same list. We can take on the whole package or the pieces you need:

  • Erosion and sediment controls installed first: silt fence, construction entrance, inlet protection
  • Clearing and grubbing, stump removal and stripping topsoil for reuse
  • Mass excavation and fill to design grades, with compaction where the plans call for it
  • Utility trenching for water, sewer, storm and electrical conduit
  • Stormwater systems: catch basins, piping, detention and infiltration as designed
  • Building pads and footing excavation
  • Parking lot and driveway subgrade, ready for the paving contractor
  • Final grading, topsoil and seed

For general contractors and developers

Send us plans and specs and we'll return a clear number, broken out so you can see where the money goes. A few things we know matter to you:

  • Schedule. We run our own equipment and crews, so start dates don't depend on someone else's availability.
  • Paperwork. Certificates of insurance are available on request.
  • Communication. You deal directly with a Terwilliger, not a dispatcher.

Permits and stormwater on Connecticut sites

Commercial sites usually carry approvals from the town's planning and zoning commission and, if there are wetlands or watercourses nearby, the inland wetlands commission. The approved plans set the erosion control measures and limits of disturbance, and we build to them.

Larger jobs can also fall under the Connecticut DEEP general permit for stormwater from construction activities, which covers sites that disturb one acre or more. Depending on the size and local approvals, that can mean registration with DEEP, a Stormwater Pollution Control Plan, and weekly inspections during construction. The owner and engineer typically handle the registration. We make sure the controls in the field match the plan and stay maintained.

Before digging

Connecticut law requires anyone excavating with power equipment to notify Call Before You Dig at least two full business days ahead. On our jobs we place the ticket and wait for mark-outs before the first bucket goes in. More in our guide to Call Before You Dig in Connecticut.

Small commercial jobs too

Not every commercial project is a new building. We also handle parking lot drainage fixes, utility connections, demolition and site restoration, dumpster pads, and small additions. No job too small.

Common questions

Do you bid from plans?

Yes. Send plans and specs and we'll put together a written bid. If something on the plans doesn't work in the field, we'll point it out early.

Do you provide certificates of insurance?

Yes. We're licensed and insured, and we can provide a certificate of insurance naming you or the owner when you need it.

Do you handle the DEEP stormwater registration?

Registration is usually handled by the owner and their engineer. We install and maintain the erosion and sediment controls in the field and coordinate with whoever is doing the inspections.

What size commercial jobs do you take?

Anything from a single drainage repair or utility connection to a full site package. Call us and describe the project.
